1. Trust the agent and use one who is experienced and connected who tells the truth not necessarily what you want to hear.
  2. Have an expert who is familiar with the municipality and the construction business do a preliminary inspection.
  3. Be prepared to get estimates on repairs and document what needs doing and the approximate price for said repairs.
  4. Have licensed appraiser look at the property and write up an appraisal.
  5. Delete excess belongings and personal items that clutter and sidetrack all buyers.
  6. Hire a shredding company who comes to the house and gets rid of files, documents that are no longer valid and that will not be moved to the new dwelling.
  7. Make arrangements to find worthwhile recipients of excess clothes, appliances and yard equipment. Your agent can help.
  8. Prepare a book about the neighborhood so that the new homeowner feels the friendliness of the neighborhood and the habits of the municipalities.
  9. Share the customs and school information with your new neighbors so as to make them part of the community.
  10. Urge your owners to take out a one year home warrantee. Such a program provides peace of mind and makes your new neighbors feel connected and eager to participate in the current garden project or book club.
